Alberta Real Estate Exam: 8 RECA Question Formats You May Encounter
In this article

Preparing for the Alberta real estate exam means getting comfortable with more than standard multiple-choice questions. The Real Estate Council of Alberta (RECA) currently identifies eight exam item formats: Single-Select Multiple-Choice, Multi-Select Multiple-Choice, Matching, Enhanced Matching, Fill in the Blank, Point and Click - Hot Area, Point and Click - Hot Spot, and Spreadsheet.

RECA sets the examination framework, while pre-licensing exams are delivered through Pearson test centres. The Fundamentals of Real Estate exam contains 120 questions, while other pre-licensing exams contain 100. A minimum score of 70% is required to pass, and RECA's learner guidance says candidates typically have three hours to complete an exam.

The exam may ask you to recognize information, apply a rule, interpret a visual, match concepts, or enter information. Below, you'll see how each format works with an original example.

Note: All sample questions in this article are illustrative only and are not actual RECA exam questions.

What Types of Questions Are on the Alberta Real Estate Exam?

RECA's current Exam Preparation Guide lists eight item formats that candidates may encounter. These are the official formats you should recognize. Terms such as definition questions, scenario questions, calculation questions, and image-based questions describe the knowledge or thinking a question may involve. They are not additional official RECA item formats.

1. Single-Select Multiple-Choice Questions

A Single-Select Multiple-Choice question asks you to choose one best answer from the alternatives provided. The exam platform allows only one selection.

This format can test terminology, rules, concepts, or the application of knowledge to a short situation. Read every option before deciding. Two choices may look plausible, but the task is to identify the one that best fits the wording.

Definition knowledge can also appear in this format, so knowing the full meaning of a term matters.

Which of the following best describes real property?

A. Land only
B. Land, improvements permanently attached to it, and the rights associated with ownership
C. Personal belongings kept inside a property
D. A real estate brokerage

Illustrative answer: B

2. Multi-Select Multiple-Choice Questions

Multi-Select Multiple-Choice questions require two or more selections. RECA's current guide says the question tells you how many alternatives to select and that all required correct answers must be chosen to earn the mark. Partial answers do not receive marks.

Recognizing one correct statement is not enough. Evaluate each option separately and confirm that your final selections match the instructions.

Before moving on, check whether the question says to select two, three, or another specified number of responses.

Which TWO of the following could be important responsibilities when protecting confidential client information?

A. Store confidential information securely
B. Share the information with unrelated clients
C. Follow applicable privacy requirements
D. Post client information publicly

Illustrative answers: A and C

3. Matching Questions

Matching is a separate RECA item format. Instead of selecting one answer from a list, you move tokens or items to targets containing the corresponding information.

The format can test relationships between terms and definitions, concepts and characteristics, or responsibilities and situations. You need to understand how the information on one side connects with the information on the other.

Review all available choices before placing your answers, especially when several descriptions sound related.

Match each term with the correct description:

- Real property: land, permanently attached improvements, and associated ownership rights
- Personal property: movable property that is not treated as part of the land
- Brokerage: a business through which authorized real estate services are provided

4. Enhanced Matching Questions

Enhanced Matching builds on standard Matching and may also include a photo or other visual material. RECA explains that candidates move tokens to targets to identify or match information, including parts of an image.

You may need to recognize a property feature visually and connect it with the correct term or description.

Take time to inspect the entire image before placing labels. A small visual detail can change which target is appropriate.

Review a property diagram and drag each label to the part of the property it correctly identifies.

Possible labels might include a roof, window, steps, or another property feature shown in the diagram.

5. Fill in the Blank Questions

Fill in the Blank questions require you to enter the missing word, phrase, or value instead of choosing from several options. You do not see a list of possible answers.

Start by identifying exactly what the question asks for. If the answer is numerical, check the value and format carefully before submitting it. If the blank requires terminology, use the precise term you have learned rather than a vague substitute.

This format rewards accurate recall and careful reading.

The minimum passing mark for a RECA pre-licensing examination is ___%.

Illustrative answer: 70%

6. Point and Click - Hot Area Questions

A Point and Click - Hot Area question uses one or more images. According to RECA, you hover over the image to reveal predefined target areas and then select the correct area or areas.

The key distinction is that the selectable regions are already built into the image. Your job is to determine which highlighted area matches the instruction.

These questions test your ability to interpret visual information. Read the instruction first, then inspect the image carefully before selecting a target.

Review the property image. Hover over the available areas and select the area that corresponds with the feature described in the question.

7. Point and Click - Hot Spot Questions

Point and Click - Hot Spot questions also use an image, but the interaction is different. RECA says you select an area on the image and an "X" appears to indicate your choice. Some questions can allow more than one selected area.

The easiest way to distinguish the two visual formats is this: Hot Area questions use predefined target regions that appear as you hover, while Hot Spot questions ask you to identify a location directly on the image.

Examine the full image before clicking so the marker lands on the intended feature.

Look at the property diagram and click the location that best represents the feature described in the question.

8. Spreadsheet Questions

Spreadsheet questions require you to complete information in a spreadsheet-style interface. RECA says the required information may include values, formulas, or dropdown-menu selections.

A spreadsheet question may involve numerical work, but it can also test whether you can interpret information and place the response in the correct cell.

Read the instructions before working with the table. Identify the figures or information provided, determine what the question is asking for, and confirm the correct row, column, cell, or field before entering your response.

Review the figures provided in the spreadsheet and enter the requested adjustment into the highlighted cell.

RECA lists Spreadsheet as an available item format, but that does not mean every individual candidate will necessarily receive a spreadsheet question.

Frequently Asked Questions About Alberta Real Estate Exam Questions

What types of questions are on the Alberta real estate exam?

RECA currently lists eight item formats: Single-Select Multiple-Choice, Multi-Select Multiple-Choice, Matching, Enhanced Matching, Fill in the Blank, Point and Click - Hot Area, Point and Click - Hot Spot, and Spreadsheet. Focus on understanding how each format works rather than expecting a fixed number of each type.

Is the Alberta real estate exam entirely multiple choice?

No. Multiple-choice is only part of the format mix described in RECA's current Exam Preparation Guide. RECA also identifies Matching, Enhanced Matching, Fill in the Blank, two Point and Click formats, and Spreadsheet questions. Candidates should therefore be comfortable working with text, images, matching tasks, and data-entry interfaces.

Are there scenario questions on the RECA exam?

A question can require you to apply knowledge to a situation or set of facts, but "scenario question" is not a separate official RECA item format. A scenario can be presented through a recognized format depending on the knowledge or competency being assessed.

Are there image-based questions on the RECA exam?

Yes. RECA's current guide includes formats that can use images. Enhanced Matching may include a photo, while Point and Click - Hot Area and Hot Spot questions rely on image interaction. "Image-based question" is therefore a useful general description, but it is not a ninth official RECA format.

Does the RECA exam include spreadsheet questions?

Spreadsheet is one of the item formats listed in RECA's current Exam Preparation Guide. These questions may require values, formulas, or dropdown selections within a spreadsheet interface. RECA does not state that every individual exam will contain a spreadsheet question, so candidates should understand the format without assuming it is guaranteed to appear.

What score do you need to pass the Alberta real estate exam?

You need a minimum score of 70% to pass a RECA pre-licensing exam. RECA reports results as pass or fail, and candidates who pass are not provided with a percentage score. Candidates who do not pass receive a competency-based score report showing where additional learning may be needed.

Can you use a calculator on the Alberta real estate exam?

The RECA exam platform includes a basic calculator that may meet the needs of most exams. RECA requires specific physical calculators for Practice of Commercial Real Estate and Practice of Mortgage Brokerage. For Fundamentals of Real Estate or Practice of Residential Real Estate, follow the current RECA and Pearson instructions rather than bringing an unapproved device.
